Challenging News for Skook

Emergency CT scan on Aug 23rd shows 3 brain lesions...the "C" has spread, again. I began radiation treatments on Sept 1st and it will continue until the end of the month.

One of the lesions is located in the short/long term memory area of the brain and as treatment progress, what is already a challenge may become more so.

I have just a couple of posts left for 2016 and would like to get up Jan to Aug 2017 SC Sales data likely just charts and tables as adding text is a bit of struggle.

Mentally, I'm OK. I've been  expecting it. It's now just one day at a time, now. I'll putz with the site as long as I can.

This post is one of a final few 2016 stats posts still to come and they’ll all zero in on single detached sales. It is important to keep in mind that I present SDH sales based on three data sources and they each report home sales differently:

  • REBGV: combines all price range SDH sales + MOP sales.
  • SC Realtor® Gary Little: combines all price range SDH sales; reports MOP sales separately.
  • Skook: combines SDH sales < $1 million dollars + MOP sales; reports $1 million dollar sales separately.

Aw, the merry, merry month of May...2016. Buyers were suffering from either FOMO or a collective brain fart or maybe both. I wrote back on Oct 31st (Stats Post #4) in addition to peak sales it was the month of peak stupidity.

I strongly recommend you take a quick look at my early 2016 Stats post - click on ‘SC - 2016 Sales Stats’ in the Labels column to the left. Stats Post #2 is especially important to read regarding a Bloomberg article that appeared March 3, 2016 and was reprinted the next day in the Vancouver Sun. The piece is about retired Vancouver lawyer Jonathan Baker who sold out in Vancouver and  moved to the Sunshine Coast - “pocketing millions” in the process. You want to keep the date of that article in the forefront of your mind as you look at these ‘$1mill plus’ single detached home sales and all other 2016 stats I will post in the days ahead.

Sunshine Coast BC January - December 2016 Lot Sales


2016 was a great year for land sales on the Sunshine Coast. The 386 sales were a 140% increase over 2015’s sales and over 540% on 2013. And, the 2016 sales is a new record high besting the 380 sales set back in 2004 - a peak year in last real estate boom. Actually, many if not most of the lots under an acre that sold in 2016 were purchased as investment properties back at the height of the last boom. Yep, they were stuck holding those lots for a decade or more and, if lucky, may have recouped their purchase price with the 2016 sale.

Bowen Island BC 2016 Census: Population & Demographics


I am going to post the 2016 Census results before I post BI’s 2017 real estate sales statistics. Statistics Canada released the 2016 Census population and demographic data on May 3, 2017. The next day CBC News online posted an interactive graphic based on that data. CBC’s goal with the graphic was to illustrate a critical issue facing the nation - our aging population. We will begin to see this critical issue begin to have an impact on real estate sales, listings and prices within a decade.

Bowen Island BC 2016 Real Estate Sales Statistics (January to December)


My last 2016 Bowen Island sales stats post (#2) took reporting up to and including September. This post will cover all of 2016.

I would like to mention that I turn to Macdonald Realty (MR) for BI’s real estate sales data. I have been using their monthly reports since they began posting them in Dec 2014. MR uploads reports for each REBGV market area, Vancouver Island, and the Okanagan. These stats are posted to their blog page. MR began posting their new stat “lite” report Jan 2015. The previous .pdf file was replaced by a .jpeg image like the Bowen Island Jan 2016 example below. For larger centres, the jpeg includes condo/townhome sales.

REBGV - Pumping the Industry

May 2017 Update - British Columbia's Real Estate Economic Spinoffs


Every month the REBGV publishes a News Release along with the Board’s real estate sales stats. Both are loaded together in a .pdf file that you can download from the Board’s website.In the News Release, there are two to three paragraphs of small type (it can vary) to be found towards the bottom of the second page. I read that small type one day and whistled. There were some interesting figures in that blurb such as the yearly number of homes sold board-wide, the dollar volume of those sales and of all sales combined. The information that I believe was most important to the REBGV to disseminate was the overall economic impact of Real Estate on the BC economy both in jobs and money generated. It is hard for government to ignore an industry that is adding billions of dollars to the provincial economy.

Powell River BC Jan - May 2017 Real Estate Sales Statistics


At last! 2017 real estate statistics!

Powell River started the year with a bang - residential units up 15.8% month-over-month and 57.1% year-over-year. February drew back ending with both indicators in the red; but, March roared with sales up 73.7% month-over-month and 26.9% year-over-year. Then, damn, someone let the dogs out! Sales petered in April and went flat in May.

Powell River BC 2016 Census

Powell River BC 2016 Census: Population & Demographics


Statistics Canada released the 2016 Census population and demographic data on May 3, 2017. The following day CBC News online posted an interactive graphic based on that data. CBC’s goal with the graphic was to illustrate a critical issue facing the nation - our aging population.

CBC presented one particularly interesting table. It listed the 10 communities in Canada with the oldest populations and five of those communities are in British Columbia. Ranking 1st - Parksville on Vancouver Island; ranking 5th - Penticton in the Okanagan; ranking 8th - Salmon Arm in the Shuswap; ranking 9th - Courtenay on Vancouver Island; and ranking 10th - Powell River on the Sunshine Coast with 27.2% of its population 65 years and older. (My own calculation: 27.1%)

Powell River 2016 RE Sales

On May 4, 2017, CBC News online posted an interactive graphic giving an interesting spin to the 2016 Census population/demographic data released by Statistics Canada the day before.  One particular table caught my eye and because of it I decided I to add Powell River to this real estate blog. (That CBC table will appear in a future post.)

I have already posted Powell River year-end total residential unit sales and average sales prices charts for the years 2005-2016. Now I’ll take a more in depth look at the last six years and present month-to-month data tables for 2016.

Flip of the Week #2

I showed a single detached property in my first “Flip of the Week”. I mentioned in that post that lots sold in 2016 have already been put back on the market.
"Properties [single detached] bought in 2015 are now coming back onto the market and I expect that to gather speed. Lots bought last year are already being listed and sold."
I believe I shouldn’t let this hang, but offer examples to back it up. Well, I am going to offer three examples and these 3 lots turn out to be in the same town; in the same subdivision; and, within spitting distance of each other on the same street.

Powell River 2005-2016 Sales


Let’s kick off Powell River real estate statistics with a historical look at sales and average sales price from 2005-2016. I mentioned in my PR introduction post that my sole source for data is the British Columbia Real Estate Association (BCREA) which pools the residential sales (single detached, duplex, townhouse, condo). However, as best as I can determine the sales are almost entirely single detached - please correct me if I am wrong.

Powell River Intro

I had to set aside blog posting last fall due to life’s trials and tribulations. Last month, I started working on the Sunshine Coast’s 2016 tables and charts in an attempt to catch up. As I looked at the SC data and combining it with what I had been reading in the local news, I really began to wonder what had happened or was happening up in Powell River? So, I set aside the SC stats, again, and began a hunt for PR data.

Guess who...?

I'm back. I went for a long walk and fell of the face of the earth and it was a challenge clawing my way back.

Seriously though, life intervened and I had to set aside the stats for much longer than I had hoped. I continued to collect the data, but didn't have time to process it. I'm been working on the latter for the last few weeks and will begin posting shortly.
